HB Reavis soon to start building the Konstruktorska Business Center in Warsaw
The development group is adapting the strategy for environmental trends and will be the first company in Slovakia to have all its projects certified as “green buildings”.
Warsaw/Bratislava, 18.3.2011 – HB Reavis Group is preparing start of construction in the coming days of an office building on the corner of the streets Suwak and Konstruktorska, a dynamically developing office district in Warsaw’s Mokotów quarter. All applicable permits have now been issued for the land, acquired by the investor in October last year. The land under preparation is of an ideal rectangular shape measuring roughly 1.6 hectares, where one of the Warsaw’s largest business centres will stand with a total area for rent of 47 500 m2. The plot is situated only two blocks from an important access communication, the international traffic artery E77 and the international airport Okecie.
“After optimising the originally proposed concept and setting up a strong project and leasing team we are now ready to launch our company’s first project construction in Poland. The office complex Konstruktorska Business Center simply through its dimensions represents a major entry by the HB Reavis Group into the Polish commercial property market. The building will be open for use by spring 2013, with invested capital of almost €90 million,“ explains Roman Karabelli, spokesman for the HB Reavis Group.
Alongside the preparation of new projects the company is changing its strategy towards constructing buildings with long-term sustainable designs, with regard to the environment and energy efficiency. As the first major Slovak development company ever it is adopting a strategy of general certification for all its projects under the system Building Research Establishment Environmental Assessment Method (BREEAM). In the BREEAM assessment process an independent certification authority evaluates dozens of parameters, including the management of valuable water resources, air quality, CO2 emissions, waste recycling and the implementation of social responsibility projects.
“The Konstruktorska Business Center project in Warsaw is now fully ready for „green building certification”, while the project River Garden Office in Prague is now undergoing the “green building” certification process. It is also possible to certify a building already in operation, and to adjust a building so that it meets the strict standards. For this purpose we are now preparing a technical construction solution that will enable us to install photovoltaic technology on all the roofs of the Apollo Business Center II complex in Bratislava. The use of renewable energy in the largest office complex of Central Europe will contribute to reducing its energy consumption,” concluded Mr. Karabelli.

BREEAM (Building Research Establishment Environmental Assessment Method) is used for environmental assessment of new and existing buildings. It was developed in Great Britain. It is used for assessing residential, office and industrial buildings, shops, schools or correctional facilities. Designers view this method as a suitable tool in designing environmentally appropriate and permanently sustainable buildings. The BREEAM method assesses buildings in the fields of management, energy, health and wellbeing, pollution, transport and ecology, materials, wastes and water. More at www.breeam.org.
